During the home buying process, the home buyer goes through a whirlwind of events. For the most part they depend on a number of people to guide them to make important and expensive decisions based largely on blind trust.The home inspection is one of these events. The buyer should be able to expect a thorough home inspection and walk away with a good understanding of the condition of the property. You need a good home inspector.
Your inspector should be certified and have experience. In Utah there aren’t any rules or regulations that require someone to become a home inspector, so the inspectors are left to regulate themselves. Do yourself a favor and only use an inspector that is certified through a recognized association such as the one I belong to, interNACHI, the International Association Of Certified Home Inspectors. To be a member, inspectors are required to complete 24 hours of continuing education every year.
After 3 years and 1000+ home inspections the inspector can become a Certified Master Inspector. These are the people that can prove their experience and the inspectors you should hire to perform your home inspection. It’s also important to remember that you get what you pay for. You would be better off paying a few dollars more for a good inspector. This isn’t the time to skimp, the price difference between a master inspector and someone that isn’t (in the salt lake market) is usually less than $100. Do yourself a favor and lessen any risk that is inherent with buying a home and hire a Certified Master Inspector.
